Roofs form an integral part of a building as they provide safety and enhance the house’s curb appeal. However, just like any other area of a home, they develop problems over time, either due to wear and tear, poor installation, or natural events. The answer to whether you should repair or replace your roof is often a big concern for homeowners. Before deciding which is best, here are five factors to consider and avoid making the wrong decision.

If a roof has only minor damage, it doesn’t have to be replaced, as that will be a waste of resources. Some damages such as leaking can be easily fixed with a few repairs. Minor holes can also be patched up quickly and easily. Replacing a roof is very expensive. That’s why roofs are meant to serve for several years before they need to be replaced. However, you should ensure that these damages are repaired as soon as possible, as they can cause further damages when ignored.

However, at times, replacing a roof is usually economical in the long run. This is true if a roof keeps on developing problems now and then. Instead of patching things up, solving the problem completely is always more helpful and less expensive.

The integrity of the roof is also another factor you should greatly consider before deciding whether to repair or replace it. When you replace a roof, you change the entire look of a house unless you adhere to the same design, which is not always possible. Roof repairs, on the other hand, allow a property to maintain its original appearance.

So, if you don’t wish to tamper with your house design, have the roof repaired if it has a problem. You can also replace a small section that has serious problems. 

Age of the Roof

The age of a roof should also help you decide whether you need to repair or replace it. If you aren’t sure of the age, a roofing consultant can help you know. If it is an asphalt roof, you should be aware that they last between 20-30 years. Other materials like metal and tiles last longer than that.

Before deciding whether to repair your roof or replace it entirely, it’s advisable to consider the factors above to make sound decisions. If you aren’t sure, invite a roofing contractor to advise you accordingly. They will evaluate the roof and advice on which approach you should go with, that will offer maximum benefits.
